Specifying mattress protection for a hotel property

A hotel buys mattress protection for two reasons that pull against each other. The first is asset protection: a mattress written off in year three instead of year eight is a capital line nobody planned for. The second is the guest, who will notice a cover that crackles, sleeps hot, or slides around under the sheet. A cover that solves the first problem and creates the second gets pulled off the beds by housekeeping inside a month.

Encasement, pad, or both

An encasement zips around all six sides of the mattress. It is the only construction that contains bed bugs, and the only one that keeps fluid off the sides and base. It stays on the bed for years.

A pad sits on top. It adds comfort, takes the daily wear, and goes through the laundry on turnover.

Most hotel programs run both, for economics rather than caution. The encasement protects the asset and rarely comes off. The pad is the consumable that absorbs the abuse and gets replaced on a schedule. Run only a pad and the mattress is exposed on five sides. Run only an encasement and your most expensive item goes through the laundry every week.

Where encasements actually fail

Not through the fabric. They fail at the zipper end, where a gap of a millimetre is enough for a bed bug to pass. The Bargoose BugStop Seal closes that gap and is covered by U.S. Patent No. 8,413,276. The line is independently tested bite proof and escape proof by Snell Scientifics, LLC.

Containment matters most in the week you least want to think about it. One reported room becomes a multi-room event if the mattresses on either side are open, and a room out of order is revenue you do not get back.

• ASTM F1671/F1671M-25a Procedure B, Phi-X174 bacteriophage penetration. No penetration on all three specimens. SGS report 14SN2600006282, 1 May 2026.
• 16 CFR 1632, ticking substitution under 1632.6. Classified Class A, the highest the standard offers. Report AJFTS26003352R01. CFR 1633 compliant constructions and 16 CFR 1610 testing are both available.
• ISO 6330:2021 with 3759 and 5077, Procedure 4N at 40 degrees Celsius. Shrinkage 0.6 percent lengthwise and 2.1 percent widthwise, colour change grade 4 to 5. Report SL42604312776801TX.
• ASTM F1670-08 fluid barrier, met by the laminated constructions. That documentation is construction specific and supplied on request rather than posted, so ask for the version covering the item number you are specifying.
• OEKO-TEX STANDARD 100 certified face fabric, plus SGS PFAS panels published per product rather than as a catalog-wide claim. Results differ by construction, so ask per item number.

Case packs and institutional sizing

Mattress size items ship in commercial case packs of 6. Pillow protectors ship 24 to a case, and the 6-gauge vinyl pillow protector is sold in pairs, so one case is 12 pairs covering 12 beds. What do hotels use to protect mattresses?

Most properties run a zippered encasement on the mattress and the box spring, with a launderable quilted pad above it. The encasement handles bed bug containment and six-sided fluid protection and stays on for years. The pad takes the daily wear and goes through the laundry. Pillow protectors are specified the same way, usually 24 to a case.

Are hotel mattress protectors waterproof?

The ones in this collection are, by different constructions. A laminated stretch knit uses a polyurethane membrane that passes body heat and water vapour while blocking liquid water, so it stays quiet under a guest. Vinyl is a solid sheet: a better barrier with a longer life under abuse, but it does not breathe. Vinyl belongs in corrections, shelters and heavy incontinence settings rather than a guest room.

Will guests notice a mattress protector?

They notice the wrong one. A cover that crackles, traps heat or shifts under the sheet generates complaints and gets removed by housekeeping, which leaves the mattress unprotected and nobody tells procurement. The laminated knit is silent and stretches to the mattress, so it reads as part of the bed. Order a sample and sleep on it before you commit a floor.

How often should hotel mattress protectors be washed?

Pads and pillow protectors go through the laundry on normal turnover. Encasements stay on the mattress and come off only for a deep clean or a remediation. Avoid bleach, which degrades a polyurethane membrane over time, and fabric softener, which leaves a film that reduces breathability.
